Window Tinting Your Rental Property

Perhaps your car’s windows are tinted.  Maybe even your home or office building has tinted windows.  But, if you are the owner of a rental property, either residential or commercial, have you considered having the windows tinted?  Below we will give a list of 3 ways to care for your rental property, including window tinting.

Window Tinting

Window tinting is an excellent way to care for your rental property.  It benefits both you and your tenants.  In both residences and commercial buildings, window tinting provides a more comfortable environment.  It allows for privacy which can be very valuable in a commercial setting for the privacy and confidence of clients.  In homes, it can provide privacy, as well.  It can also provide a sense of security.  You don’t have to worry about passersby seeing your children at play or seeing your valuables.

It also allows for physical comfort in that it helps to regulate temperature.  Employees are more productive when they are comfortable.  If you need your employees to stop working at home and come back to the office, then you better be prepared to make that office a comfortable space that can compete with their couch!  A comfortable temperature is a key factor.  In fact, one study showed that 37% of employees said they were distracted due to being uncomfortably hot.  Nobody wants to sweat while sitting at their desk.  Nor, do they want to bundle up like they are heading out for an Arctic expedition.  This regulation of temperature will save you money as the landlord because it will decrease your energy bill.  It is a win-win for everyone!

Window tinting also protects the people and items inside.  It protects both people and items from sun damage.  Your flooring and furniture will fade less, possibly not at all, by tinting your windows.  And, more importantly, people will be protected from the sun’s harmful UV rays that cause skin cancer.

Landscaping

Keeping up the landscaping is important for curb appeal.  If you are trying to find a renter, you will want the yard in tip-top shape to make your property as appealing as possible.  But, don’t stop taking care of the landscaping once you obtain a good tenant.  Unless the tenant wants to take care of the yard and offers to do so, you would be wise to hire a lawn/landscape company for regular mowing, trimming, weeding, and fertilizing.  You never want your rental property to look like “a rental property.”  It should seamlessly blend in with the other houses on the street, being well cared for.  

Fresh Paint

Fresh paint can do wonders for a home or commercial building.  Both interior and exterior paint should be refreshed at least every several years if not more often.  If your tenants wish to personalize the home during their time there, recommend a painter you trust.  Painting is not something that everyone does well.  When you use the phrase, “slap some paint on it,” that’s exactly what some people do.  There are professional painting contractors for a reason!  If you don’t want tenants doing any painting, professional or not, then use a nice neutral color that will go well with most people’s furnishings.  Additionally, be sure to use satin paint on bedroom and living room walls.  Use semi-gloss in bathrooms and kitchens.  Flat paint is the least expensive, but it is not durable.  Simply wiping a small mark off the wall with a Magic Eraser will literally take flat paint off the wall.  So, you are left with three options: 1) have very marked up, dirty-looking walls, 2) have walls with missing paint causing them to look patchy, 3) use satin and semi-gloss paint, so marks can be removed and the paint stays on the wall where it belongs.  Keeping exterior paint fresh always makes a house or building look better!
